Development Application - Three storey Commercial Development at 169 Sevenoaks Street, Cannington
Why you have received this letter
The City has received the abovementioned development application.
The City has received an application for a three (3) storey Commercial development (retail (shop) & office) at the subject lot.
Under the City’s Local Planning Scheme No.42 (LPS42) the lot is zoned Centre with the proposed development being a ‘D’ Discretionary use.
The subject lot also falls under the Queens Park Local Structure Plan (QPLSP) within the Railway Precinct - Core (R60-R160) and is considered as a Preferred land use under Table 3.
An assessment of the proposal found that it does not meet all of the development provisions of the Railway Precinct - Core.
Prior to making a decision on the application, adjoining affected owners have been invited to view the development plans and elevations, and make comment on the planning matters that affect their property.
Noting the scale and scope of the variations proposed by the adjoining development, your feedback is strongly encouraged as it may be required to effectively determine the application.
Matters that we would like you to consider
We ask that you consider the following matter(s) and let us know whether you object to or support the development proposal.
Setbacks
The development provides a height of 10.5m with a setback of the following -
nil to 0.7m to the primary street (Sevenoaks Street); and
nil to the secondary street (Stockman Way)
Table 4 of the QPLSP provides for a Nil front setback to the primary and secondary streets on ground floor up to a height of 9.0 metres. Parts of the building above a height of 9.0 metres are to be stepped back by a minimum of 3.0 metres.
Nil side setbacks on the ground floor unless required for access
The proposed variation may be supported on how the Built form and design addresses activation and interaction with the street.
