40 Latham Road, Ferndale - Local Development Plan

Consultation has concluded

On 27 August 2020, the Western Australian Planning Commission approved an 81 lot green title subdivision of 40 Latham Road (Lot 3367) and 54 Latham Road (Lot 50), Ferndale (Allure Estate). Once completed, this subdivision will create the new lots, road reserves and areas of local open space. Condition 24 of this subdivision approval requires the applicant to submit a local development plan to the City of Canning.

A local development plan is a plan setting out specific and detailed guidance for a future development including one or more of the following:

  1. Site and development standards that are to apply to the development;
  2. Specifying exemptions from the requirement to obtain development approval for development in the area to which the plan relates.

The City of Canning has now received the local development plan (LDP) for the above mentioned properties. The submitted local development plan provides guidance on the following matters for dwellings to be built on the new lots:

  1. Street setbacks and front fencing;
  2. Uniform fencing along boundaries abutting public open space;
  3. Lot boundary setbacks;
  4. Open space;
  5. Garage setbacks and locations;
  6. Crossover locations;
  7. Vehicular access (including restricted access areas);
  8. Parking;
  9. Overshadowing;
  10. Privacy; and
  11. Location of bin pads.

The City of Canning is inviting residents to make submissions on the proposed local development plan. Please note that the local development plan only provides for development controls on the newly created lots and does not address the design of roads or the overall subdivision. This has already been determined via the subdivision application that has been approved by the Western Australia Planning Commission.
