The City has received a development application that proposes to a two-storey Grouped dwelling at the above mentioned address.
In this instance, the application is being advertised to owners and occupiers in accordance with the City’s Part 8 of Local Planning Policy LP-11 – Public Consultation of Planning Proposals, as the proposal includes variations to the Residential Design Codes Volume 1 (R-Codes); which may have the potential for the amenity of the adjoining property and the street to be impacted.
Matters for Consideration
The following matter(s) require City's consideration:
- Clause 3.9 Solar Access: The R-Codes set out the percentage of overshadow to achieve the deemed-to-comply requirements. The development proposes a 54% overshadowing of the adjoining lot area compared to the 35% allowed under the deemed-to-comply provisions of the R-Codes.
The proposed variations may be considered by the City against the relevant design principles of the R-Codes.

In accordance with Part 8 of Local Planning Policy LP-11 – Public Consultation of Planning Proposals (Policy), if no response is received from a notified owner or occupier, the City will assume there are no comments. A lack of response will not be interpreted as either support or objection.

What happens following consultation?
Once the consultation period closes, a delegated officer of the City will assess the proposal, taking into account relevant planning considerations and any feedback received from affected landowners and occupiers.
If the City makes a decision on the development application (approval or refusal), we will contact you to explain how your comments were considered.
